Landlord Legal RequirementsIt is a Legal requirement for landlords to have all the gas
appliances in a rented property safety-tested every 12 months by a Gas Safe™ registered engineer. At ST Gas Services we can provide you with your certificate (CP12) annually to make sure that you fulfill your legal obligations. Failure to produce a valid Gas safety certificate (CP12) can result in prosecution, and can also invalidate your property insurance, which in turn means you can be liable for potential civil claims. The landlord is responsible for this aspect of their tenant's safety, and if non-compliance were to lead to a death from carbon monoxide poisoning, the landlord could be charged with manslaughter. |

Gas Safety Certificates with ST Gas Services cost from £50*.
Certificates for additional appliances are charged at £5* per additional appliance.
Chimney and open flued gas appliances (i.e. Fires) cost from £50*.
We also offer a service to our customers where we can collect keys from a
local agent; a fee is charged for key collection and return £5*, or we can arrange
access through your tenant to carry out the certificate.

Upon completion of all necessary safety checks and full payment, you will be issued with a
certificate. This certificate will be proof that all appliances are safe to use;
a copy will need to be given to your tenant within 28 days of being issued and
you will also need to retain a copy for two years from this point. We will also
retain a copy of the Gas Safety Certificate on our system for two
years. The certificate takes approximately 40 minutes to complete and will be
carried out by our fully registered Gas Safe™ Engineer.

Urgent Information for Landlords
Flues in voids
Some properties, mainly flats and apartments, have been built with boiler flues which cannot be inspected because they are hidden behind walls or ceilings. This information relates to boiler flues that are connected to room-sealed fan assisted boilers.
If you rent one of these homes then please read on for more information so you know what to do.
Carbon monoxide alarms are not an alternative to being able to see the flue and you will still need to have inspection hatches fitted. You have until 31 December 2012 for this work to be completed. It is recommended that inspection hatches are fitted as soon as you are able to do so.
From 1 January 2013, any Gas Safe registered engineer will turn the boiler off, with your permission and formally advise you not to use it until
inspection hatches have been fitted in appropriate places.
